What is Katipult?
Katipult is an online real estate marketplace that connects the capital of our members to reputable real estate developers. Our goal is to simplify the real estate investment process and provide a professionally diversified portfolio of quality, pre-screened, private real estate investments to our members who generally have had very limited access to such investments in the past.
What kind of fees do investors have to pay?
There is no fee to join as a member on the Katipult platform, neither do our members pay any fees to invest in a deal. Please note Katipult does not handle or manage any funds.
What types of projects are available to invest in on Katipult?
Commercial, retail, mixed-use and single family residential projects. Using the search tool, members can select the exact type of investment property they are looking for, whether it's cash-flow producing properties or acquisition and disposition of real estate development projects, Katipult offers attractive opportunities across all asset types and across different regions.
How does a project get listed on Katipult?
Real estate developers contact the team at Katipult with information about their project which must pass stringent measures. Experienced real estate finance, development and legal professionals evaluate each project thoroughly before it is listed.
What is crowdfunding and why haven't I heard about this before?
Crowdfunding is the collection of finance from backers—the "crowd"—to fund an initiative and usually occurs on Internet platforms. The concept has been used for centuries in a variety of contexts, all of which refer to companies or individuals using the crowd to carry out an action, and in the context of real estate crowdfunding, it means using the crowd to pool together smaller increments of money to invest in real estate projects. It has become a familiar concept in europe and in the united states, and in asia we are giving our members the opportunity to be involved in crowdfunding for real estate.
Why should I consider real estate crowdfunding through Katipult?
Allocating some portion of your portfolio to institutional quality real estate may provide you with a reasonably predictable and stable level of current income; the opportunity for capital appreciation; and diversification of your portfolio , by investing in an asset class that historically has not been correlated with the stock market in general. With real estate, there is collateral, cash flow, a return and a projected exit. With real estate crowdfunding, investors can pool smaller amounts of capital (as little as $5,000 usd) together to buy a piece of real estate like an apartment building, an office tower, single family house or villa, or a retail shopping center. Rather than owning the entire property and dealing with the hassles of tenants, rent collection and maintenance, members investing through Katipult do not have to deal with any of the day-to-day management of the property, as all members invest alongside a professional real estate company, which will spend the time needed to perform the required functions. With our platform, members will have the ability to easily invest across geographies and across property types.
What will I actually own?
The real estate developer will set up a separate company for each investment opportunity. The actual ownership company may vary from country to country (depending on local regulations), but the typical structure will be similar to owning shares in a single purpose company created just to own the underlying real estate.
When will I get my investment back?
Depending on the property type that you invest in, the dividends or profits you receive may be paid out periodically (e.g. monthly or quarterly) or in one lump sum when the project is complete or sold. Each investment opportunity will have its own "hold period" as determined by the real estate developer. Please note that the hold period is an estimate and may differ from the actual hold period.
Are these investments risky?
Yes they are. However, before placing any investment opportunity on our platform, the Katipult team reviews all aspects of the proposed deal to ensure quality and to prevent fraud. While we recognize that every investment involves risk, and there is always the risk of losing your capital, we strive to reduce that risk by providing you the transparency and tools you need to make an informed decision. As an Katipult member, you have full discretion to decide which projects to invest into and how much, and unlike other investments, your investments on Katipult will be secured by a tangible asset - real estate.
How are the returns estimated for each project?
The real estate developer determines the returns. Our team screens each developer and conducts extensive scrutiny of the proposed project before agreeing to list their projects. However, past performance should not be an indicator of future performance.
Is there an investment minimum and maximum?
Yes. The minimum and maximum investment is different for each project and is set by the developer/operating partner.
